Question: I represented a buyer in making an offer on a property. While in escrow, we undertook several inspections and I have those reports. My buyer subsequently decided to cancel the escrow based on the reports. A new buyer is currently in escrow who is represented by another real estate brokerage. The selling agent has requested copies of those reports. Should I provide them?
Answer: No. Those reports belong to your buyer. The second buyer should obtain those reports from the seller. Unless your buyer gives you permission to provide the reports, you should not provide them.
